We fully reference check all tenants which includes credit check, previous landlord references and verification of employment. We also conduct interviews with prospective tenants prior to viewing properties. Long term this ensures we get the right tenants to ensure that they look after your property with care, respect, pay rent on time and stay in the property for the term that you are happy with. In most cases landlords prefer tenants to stay long term, but some landlords require tenants on a short term basis. Whatever your requirements we will find the right tenants for you.
We don't give you false promises to let your property over night, however we do promise to take our time to find you the right tenants which pays dividends in the long term.
We understand that it can be a stressful process managing your rental property so we aim to take that stressful process away. By offering a competitive management fee we can ensure that the cost is manageable each month and doesn't adversely affect your rate of return each month.

We make sure all maintenance issues are dealt with quickly and efficiently in a timely fashion to ensure minimum damage to the property and minimum inconvenience to the tenants. We proactively encourage tenants to report any issues in advance and these are also double checked on each mid term inspection. In doing so, this not only keeps tenants happy in their letting, but also ensures no further damage or other wider issues arise at a later date that could be more costly to the landlord.
Franklin Reids have a dedicated landlord login portal that allows every landlord to have full access to their account which allows you to check on rents received, all invoices and any current and outstanding works orders.

Franklin Reids Property offer both a Fully Managed Service and Let Only service which includes the following services;

Should you wish to choose the Let Only Service and wish to retain the tenants deposit, Under the 2004 Housing Act, from the 6th April 2007, you as a landlord are required to register and comply with the tenancy deposit protection scheme DPS or TDS. Franklin Reid Property will require a copy of your registration of your chosen protection scheme before we can process any application.
